Understanding the Costs of Buying Property in Portugal

Buying a property in Portugal involves several taxes and fees. Select your circumstances below to see an estimated breakdown of the costs involved in your purchase.

Resident – Permanent Residence (HPP)

Your main and permanent home in Portugal. Different IMT rates apply and eligible first-time buyers aged 35 or under may qualify for IMT Jovem.

Secondary / Non-Permanent Residence

You are resident in Portugal but the property will be a holiday home, second home or investment property rather than your permanent residence.

Non-Tax Resident

You are not tax resident in Portugal. Residential purchases are generally subject to the 7.5% non-resident IMT rate introduced in 2026, subject to statutory exceptions.

Other Property Types

Commercial property, offices, shops, warehouses, rural property and land can have different IMT treatment from residential property.

Understanding the Main Property Costs

IMT – Municipal Property Transfer Tax

IMT is the principal tax paid when property is transferred. The amount depends on the property type and the buyer's circumstances. Residential properties can use different scales depending on whether the property is a permanent home, secondary residence or a non-resident purchase.

Stamp Duty – Imposto do Selo

The purchase itself is generally subject to Stamp Duty at 0.8%. Where a mortgage is used, Stamp Duty can also apply to the financing, depending on the loan structure and term.

Registration & Casa Pronta

The ownership transfer needs to be registered. Casa Pronta can deal with several purchase and registration formalities. Official charges are generally €375 for one registration act or €700 where several acts are required.

Legal / Solicitor Fees

Legal fees are not a government tax and vary between firms and according to the complexity of the purchase. For this reason the calculator allows you to change the estimated percentage.

IMI – Annual Property Tax

IMI is separate from the purchase costs above. It is an annual municipal property tax calculated using the property's VPT. The rate for urban property is set by the municipality within the statutory range.

AIMI – Additional Property Tax

AIMI can apply annually to higher-value property holdings depending on the taxpayer and the total taxable value of qualifying properties. It is not included in the purchase-cost calculation.

Portuguese tax rules can change and individual transactions may qualify for exemptions or special regimes.
